This plot, which spreads over a small promontory, is situated 500m from the picturesque fishing port of Skamnioudi, along a local unmade road which runs parallel to the sea. The lay of the land rises at this point to provide an excellent position with spectacular views across the Kalloni gulf coast.
The ‘L’ shaped plot, which is mainly flat with a low rise at its center point, occupies a very commanding position. Currently there are no connections to water or electricity supplies, but both networks pass close to the land.
With regards to planning permission, at the moment there is the possibility that the land can be built on. However, this must be first confirmed with respect to the specifics which relate to building on the coastline in Greece. This can be achieved with the help of a civil engineer.
At a short distance away (25m) the small beach, locally known as Alykoudaki begins, but there is a more private spot for swimming right in front of the plot. There is also a small seasonal salt lake close to the land. Although totally dry in midsummer, from November to May it fills and provides home to many wading birds, including the area’s famous flamingoes. Other local sites of interest include the remains of a submerged ancient settlement whose remains are visible as a long reef in the sea, adjacent to the beach.
In addition to fantastic views across the Kalloni gulf, the surroundings abound with nature and tranquility. The main commercial activities, apart from fishing, are crop cultivation and agriculture. Nearby at Skamnioudi there are several excellent tavernas, whilst Polichnitos and Kalloni towns are about half an hour drive away.
