Details

Ref. Kastephano

Set on the outskirts of Polichnitos town, on the slopes of Kardonas hillock, we offer for sale this charming and gracefully restored three bedroom house.

With its tranquil setting, the property also boasts a prime viewing veranda, an artistic stone laid courtyard, utility basement, parking area and a sizeable garden. Moreover, it is conveniently located for access to the town center shops, health center and the (soon to be renovated) hot springs of Polichnitos.

A simple gateway leads off the quite street in to a secluded court yard with steps rising to the finely crafted stone portal and main entrance of the house. Occupying a commanding position, next to the main entrance, is a stylish covered veranda which offers spectacular views of the surrounding countryside.

The first floor comprises a hallway, lounge/dining room and galley kitchen with breakfast bar. Also on the ground floor, at a slightly elevated level, are the downstairs bedroom, bathroom and a storage area. At the top end of the hallway a twisting, wooden staircase leads to a wide landing, off which there are two more bedrooms.  Deep set windows in both rooms enhance a cool and light atmosphere, whilst the landing offers an abundance of natural light. Furthermore, a flat ceramic tiled roof area, currently housing the spare water tank, can be partially accessed off the landing.

The house itself is a fine example of the stone built village houses that were constructed in Polichnitos during the early part of the last century. Externally, the stone works has been exposed, re-pointed, cleaned and treated. The front door and shutters have been re-fitted with authentic appearing, high grade aluminium fabrications, however the windows themselves have been replaced using simple wooden framed units.

The ground floor is concrete with ceramic tiles, whilst the original wooden ceilings, stairway and upstairs floor have been attentively restored. Throughout, the traditional style internal decoration has been well maintained and remains in very good condition.

To the side of the house a charmingly decorated court yard gives way to a basement area, comprising a utility room and second bathroom. This well thought out area mirrors many local architectural features and shows off locally sourced stone paving. To complete the outdoor space, stone steps leads down to a wonderful garden area with sliding gate access from the street to enable private parking. Currently the garden has been planted with several fruit trees and a couple of palms, but there is the size and potential for a lot more.
