This plot is currently being offered for sale, complete with architectural plans and a valid building permit for a 200 sq.m luxury villa and a 60 sq.m swimming pool.

This amazing building plot is located in a prime position, that commands spectacular views over the Aegean Sea. It is set next to a hard-surfaced road with easy access to public water and electricity networks. The road is classified under Greek planning law as a main linking road (Δ13) and runs between the municipalities of Vatera and Agios Focas. In addition to the public water supply, there is a defined location within the plot where natural water could be obtained by drilling to a depth of less than 90 meters. Provisions have already been put in place to give the buyer the opportunity to tap into this rich resource.

The plot itself is outstandingly beautiful and lies 400 meters from the sea front. From the 35 meter long road boundary, the land follows a gentle slope, down to the main area of the plot which is flat and where the villa would be built. From this area all of the surrounding land is set much lower and so the views from the villa itself would be uninterrupted by other buildings or trees. Olive trees which are now mature and fruiting well, have been planted throughout the plot which has been well maintained. The olive trees have been planted in positions that mean only one tree would have to be uprooted to build the villa, and the land itself is ideal for building upon, with sufficient surface soil covering subterranean rock.

Currently, there are no buildings in the surrounding plots, except for a small chapel which is about 100 meters away. With the Greek planning law as it currently stands, it is not possible to build on the surrounding plots, except for the two which occupy the area next to the main road. To be built on, these two adjacent plots would have to measure at least 4000 sq.m and all of the conditions within them would have to comply with the current Greek planning regulations. These new laws are very restrictive compared to those that were in place when the building permit for the plot, which is currently for sale, was granted. Because the building permit for this plot is still valid, it can be renewed using the building regulations that applied when the permit was originally granted.

The views from the planned villa would be facing South towards the Aegean Sea, Vatera bay, Turkey and the islands of Chios and Psara. The plot is 1 km away from Vatera beach and 2 km from Agios Focas, which is an idyllic little fishing port where a variety of boats may be moored. Vatera on the other hand, is a well-developed beachside resort which offers all of the facilities normally found in a seaside town. Vatera’s 8 km long sandy beach is the longest on Lesvos and one of the longest in the Aegean islands. The nearest main town to Vatera is Polichnitos (7km) and there you will find a variety of shops, pharmacies, a post office and a bank. Mytiline, the island’s capital city and its nearby airport, are about one hour’s drive away.

The architectural plans for the villa were drawn up by a well known local civil engineer. The plans are for a 200 sq.m single floor home intended for everyday living, together with an underground building that would be used for car parking and storage.

Keeping to the original plans, the residential part of the villa would be built at ground level along modern lines, making the best use of the ample sunlight, by using good sized windows, located to maximize the amount of light within all of the rooms. Furthermore, the plans incorporate a large amount of outdoor living space with access from most of the rooms onto well proportioned verandahs, as well as a wrap around verandah. The internal living space would include a kitchen, three bathrooms and a large living room/dining area.

Below the ground level, the plans are for building an extra area which would include a 75 sq.m garage and 155 sq.m of utility/storage room space. These extra rooms could be used for any purpose that the Greek planning law allows or be converted to in the future. The stairways that would link the two floors of the villa are planned to be built internally and also include two outside staircases. Furthermore, comprehensive earthquake studies have already been carried out and integrated into the building’s design.

It is very rare, on Lesvos, to find a building plot like this which already has a building permit ready to use, with architectural plans for a luxury villa and a swimming pool. To fully appreciate the many advantages of owning this plot, it is highly recommended that a prospective buyer should visit it to see for themselves just how amazing it really is. Currently, viewings are being arranged to visit the plot and it is anticipated that there will be a lot of interest from the Israeli market who are currently looking for properties in nearby Plomari. This plot is far less expensive than any equivalent plot that can be found in the Plomari area and offers many additional advantages.
